This was done with the same investor from my first property

New kitchen, Baths, landscaping, paint interior and exterior, new patio roof, new HVAC,
Laminate floors throughout.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

Always do the little things even if other people tell you it won’t make a difference.
Normally I provide a comparable property research list to the seller and their appraiser. I didn’t and the
property appraised for 5k less then the original sale price. This is the only time that has ever happened
when comparable properties have been available.
